A 28-story mixed-use development comprising 312 residential units, 45,000 sqft of ground-floor retail, and a rooftop amenity deck with panoramic East River views. The project achieved LEED Gold certification and incorporated a district-scale green roof system covering 60% of non-occupied roof area.

The Challenge

Coordinating residential, retail, and amenity programming within a single structural core on a constrained 0.8-acre footprint in a dense urban neighbourhood with strict noise and vibration restrictions.

Our Solution

A post-tensioned concrete structure eliminated conventional shear walls, freeing interior layouts for maximum flexibility, while noise-dampened pile driving and vibration monitoring systems protected adjacent properties throughout the 14-month foundation phase.
